Please read carefully when a holiday booking is confirmed with us you are entering a contract which binds you the guest and Elmbank Accommodation (this consists of Beach View and Island View) in various ways. We have set out the obligations towards each other below.

1. Deposits : 50% of the total rental is payable within one week of making the booking. The remainder balance is due 4 weeks prior to your arrival.

2. Cancellations : If you find that you have to cancel your booking, we ask you to notify us as soon as possible in writing. The following scale of charges maybe applied at our discretion and depending upon our success of re-letting.

8 weeks or more before arrival date – Full Deposit Refundable

4 – 8 Weeks before arrival date – 50% of Deposit Refundable

Less than 4 weeks before arrival date – No Refund

3. All Bed Linen, Towels, Heating and Electric are all included in the rental price.

4. Hire Period : This commences at 16:00 hrs on the first day of the booking and expires at 10:00hrs on the last day of booking.

5. Occupancy : The guest will use the accommodation for private holiday purposes only and will not sub-let the property. If this condition is breached we have the right to terminate the contract immediately without refund.

6. Maintenance of Elmbank Accommodation : We ask you to keep the accommodation and contents neat, clean and in good condition. If we find the property requires excessive cleaning on your departure then a cleaning charge will be deducted from your security cheque. Major items of furniture such as beds including mattresses, dining and dressing tables etc should not be moved from their position in the property.

7. Personal effects/Personal Injury : No responsibility is accepted by the proprietors for any loss, damage or injury to persons or property including cars, accessories and contents whilst within Elmbanks grounds, or whilst the guest or any member of his or her party is engaged in any activity or any illness arising from any cause whatsoever.

8. Protection Of Guests : We reserve the right to refuse to hand over Elmbank to anyone who in our opinion is not suitable to take charge of the property in any such charge the contract will be terminated immediately without further liability. We also reserve the right to terminate the contract at any time or remove any person or persons due to unreasonable behaviour, damage to the property or causing or likely to cause annoyance or offence to other guests or neighbours. Any refund will be entirely at our discretion. We also have the right to enter the accommodation at any time as the occasion may demand.

9. Responsibility : The lead person accepts responsibility for the behaviour of all party members and for ensuring conditions of hire are adhered to. For loss or damage to the accommodation, the contents and equipment however caused during the rental period.

10. No pets are permitted at Beach View. Pets are welcome at Island view prior to arrangement.

11. A strict no smoking policy operates throughout Elmbank Accommodation.
